How much deposit do you really need?

Most people assume 20%. In practice, eligible first home buyers in the Dubbo region can buy with as little as 5% and pay no Lenders Mortgage Insurance, through the First Home Guarantee.

On a $600,000 home that's the difference between saving $120,000 and saving $30,000 — and it removes an LMI premium that can run well into five figures. For a lot of people, it's the difference between buying this year and buying in four years.

If the guarantee isn't right for you, there are other ways in. A family member can gift you a deposit, which most lenders accept subject to their conditions. Some lenders will also count a First Home Super Saver withdrawal, or rent you've been paying consistently, as part of your savings history. We'll tell you which of these you actually qualify for rather than listing them all at you.

The four schemes, and how they differ

There are four separate programs that may help you. They have four different eligibility tests, and qualifying for one doesn't mean qualifying for the others.

This is where most first home buyers get confused.

• First Home Guarantee — buy with 5% deposit and no LMI. No income caps, unlimited places, $800,000 price cap for the Dubbo region.

• Help to Buy — the government takes an equity share so you borrow less. 2% deposit, but income caps apply and places are limited to 10,000 a year nationally.

• First Home Owner Grant — a one-off payment, but only for new builds in NSW. It doesn't apply to established homes.

• Stamp duty exemptions and concessions — often worth more than the grant on a Dubbo purchase.

What you'll need on top of the deposit

The deposit isn't the whole story. Budget for these as well:

• Conveyancing or solicitor's fees — $1,500 to $2,500 for a standard purchase

• Building and pest inspection — around $400 to $800, and worth every cent

• Stamp duty — often nothing for eligible first home buyers under the NSW threshold, but confirm it applies at your purchase price

• Transfer and mortgage registration fees — a few hundred dollars

• Council and water rates adjustments — you reimburse the seller for the portion after settlement

• Home insurance — most lenders want cover in place before settlement

On a $600,000 purchase with a 5% deposit, that's $30,000 for the deposit and realistically another $3,000 to $5,000 on top. It's the part that catches people out, and it's far better to know now than a fortnight before settlement.

A note on low deposits. The smaller your deposit, the more these costs matter. Under Help to Buy you may only need 2% — $12,000 on that same purchase — but the legal fees, inspections and insurance don't shrink with it. We'll build the full figure into your plan from the first appointment, not just the deposit.

What lenders look at

Your deposit is only part of it. Before approving you, a lender will assess:

• Your income, and how much of your overtime, bonus or second job they'll count

• Existing debts — car loans, personal loans, HECS-HELP and buy-now-pay-later

• Credit card limits, assessed on the limit rather than the balance

• Your living expenses, floored at their own benchmark

• How long you've been in your job, and whether you're permanent, casual or on contract

• Your savings history — many lenders want to see genuine savings built over three to six months

Different lenders weigh these very differently. Two can land more than $100,000 apart on the same household, which is the main reason a broker is worth talking to before you apply anywhere.

Why pre-approval matters here

Pre-approval tells you your real budget before you fall for a house, and it tells the agent you're serious. Good stock in Dubbo moves quickly and vendors often weigh certainty against price, so an agent who knows your finance is sorted will treat your offer differently.

Most pre-approvals last around three months and can be extended. Don't take on new debt or change jobs between pre-approval and settlement — both can undo it.

Mistakes we see most often

• Applying straight to your own bank, being declined, and assuming that's the end of it. It usually just means the wrong lender.

• Leaving a $10,000 credit card open that you never use. It reduces your borrowing capacity as though it were fully drawn.

• Buy-now-pay-later accounts. Small amounts, but lenders see them and some take a dim view.

• Assuming the First Home Owner Grant applies to an established home. It doesn't.

• Forgetting the costs beyond the deposit — conveyancing, building and pest inspections, council rates adjustments and moving.

• Signing a contract before finance is sorted.

How the process runs

  5. Pre-approval, then formal approval once you've found the place.

  6. We coordinate settlement with your solicitor, conveyancer and agent through to keys.
