How it works

Under Help to Buy, the federal government contributes toward your purchase price in exchange for an equity share in the property. You buy with as little as a 2% deposit, you borrow substantially less, and you pay no Lenders Mortgage Insurance.

The government's contribution is up to 40% of the price for a new home and up to 30% for an existing one.

Who qualifies

  • Income cap of $103,000 for singles, $165,000 for couples and single parents

  • Price cap of $800,000 for the Dubbo region and most of regional NSW

  • 10,000 places per year nationally — unlike the First Home Guarantee, these are limited

  • Australian citizen or permanent resident, 18 or over

  • You must live in the home

The part worth thinking about

The government's share is real. When you sell, they take their percentage of the sale price — including their share of any capital growth. If the home rises $200,000 in value and they hold 30%, $60,000 of that is theirs.

You can usually buy back their stake over time in increments, and most people do. But it's a genuine trade-off: a smaller loan and lower repayments now, against a smaller gain later.

There are also ongoing conditions. Your income is reviewed, and if it rises above the threshold for a sustained period you may be required to start buying back the government's share.

Help to Buy or the First Home Guarantee?

They solve different problems and you can't use both.

Help to Buy - suits you if your deposit is the barrier and your income is modest. Lower deposit, much smaller loan, lower repayments — but you share the growth.

First Home Guarantee - suits you if you can reach 5% and want to keep 100% of your home. No income caps, no limited places, no shared equity.

We'll model both against a standard loan so you can see all three side by side in dollars, rather than choosing on the headline deposit figure.

What you'll need on top of the deposit

This matters more here than anywhere else. At 2%, your deposit on a $600,000 home is $12,000 — but the legal fees, inspections and insurance don't shrink to match.

  • Conveyancing or solicitor's fees — $1,500 to $2,500

  • Building and pest inspection — around $400 to $800

  • Stamp duty, transfer and registration fees, rates adjustments, insurance

Allow $3,000 to $5,000 on top. On a 2% deposit that's a quarter again of everything you've saved, and it's the single most common thing people don't budget for.
